First, the building: Up/Down building featuring a connecting door. Current use as a real estate office with a broker office, conference room, and open area with five desks. Each floor has its own bathroom and upstairs is a full kitchen. The upstairs can be converted into an apartment by replacing the mop sink with shower (can do this for a buyer if negotiated accordingly) or the full area can be used for office space for one or two businesses. Extensive updating in 2019 included electrical and plumbing updates, new bathroom fixtures, new HVAC, new windows, fresh paint, modern lighting, office furnishings, commercial doors with firebreaks and electronic access to one of the doors, and added epoxy on some flooring. Downstairs is ADA compliant. Office partitions, and most decor and furnishings can be included in the purchase price at no value to the contract (since that's what the lenders like to see.) Although you can park directly on the street in front of it, the city parking lot is right beside this, too. (Pro photos coming soon because these pics don't do justice.) Next, the area: This up and coming area sees a ton of foot traffic! The weekly farmer's market is within sight of the front doors. Twice a month, the "Evenings on Oak" events bring hundreds of people to the area to enjoy food and dance. Many of them park in the city lot and walk past this storefront. Tiblow days brings thousands of people directly to the address each year (we rented a space to give out water and made great connections!) Plus, The 120 on Oak project is well underway, which introduces 92 new apartments just on the other side of Kelley Murphy park (where the city band plays weekly on Tuesday evenings in summer.) The park is across the street from this location. Easy walk to restaurants, banks, and other retail shops.
